thinkin about it....I was dead set on investment properties 2 yrs ago, but then I thought of maintenance costs...to have it professionally managed would eat like 40% of the net.... liability etc.....

its good money IF you can get good renters, that is a big fat IF. Even if you buy one just to live in your doing yourself a tax favor.

what does rent run in your area? Average house?

I was kiddin with my pic- I think thats one of the (R.I.P.) new orleans shot gun houses....which, by the way, had not Katrina hit, I might have VERY well on a whim went to go and be and that would be that! how I love that town!!

I like the neighborhood my apartment is in....my rent is several hundred dollars less than what it would cost to rent a house here, plus there is that no maintenance worries thing too....there was a house across the street for sale- I walked over there and got a flyer, thinking well this has got to be $150,000 house. No, $225,000 HOLY CRAP!!!! nah, its cool! CYA!! I get the neighborhood, no liability, no responsibility, maintenance free.....although the equity thing keeps on calling to me....but they keep saying housing is slowing down...
